Red Report: Average home prices climb nearly 10% to $410K+

Why are houses so expensive?

According to the Red Report, home prices in Middle Tennessee have increased almost 10 percent from November 2018 to November 2019.

"November sales/closings are higher than last year by 6.9 percent with prices continuing to rise to an average of $414,256," said Steven Dotson, president of Red Realty and issuer of the Red Report.

Across all of Middle Tennessee, the median price for a residential single-family home was $316,702, and for a condominium, it was $233,900 in October, according to Greater Nashville Realtors. This compares with last year’s median residential and condominium prices of $296,355 and $220,000, respectively.

Despite it being fall and a slower time for selling homes generally, closing volume in Rutherford, Davidson, Wilson and Williamson counties is 6.9 percent higher than November 2018.

"New contracts are very strong again to give signs of a strong year-end and spring to come," Dotson said.

But the house stock is also higher with a 30 percent increase over last year.

Perhaps that will put some pressure on prices, but increases in inventory haven't slowed climbing prices yet.

CarMax comes with 100 new jobs

CarMax, the nation's largest retailer of used cars, announced it is hiring to fill approximately 100 jobs for the company’s upcoming store in Murfreesboro.

To fill the jobs, CarMax is holding a hiring event from 3-7 p.m. Wednesday, Dec. 11 at The Avenue Murfreesboro on Medical Center Parkway. The company will be interviewing candidates and potentially offering jobs on the spot.

Available positions include more than 60 service operations positions, including inventory associates, service advisors and automotive technicians, as well as positions in sales, the business office, and purchasing department. In addition to selling cars retail to customers, the Murfreesboro store will serve as a production facility that will recondition vehicles to make available for sale in CarMax stores across the region.

CarMax is offering up to $2,000 sign-on bonuses for auto mechanics, and up to $1,000 sign-on bonuses for painters based on experience level. These highly trained associates will primarily work on reconditioning vehicles and preparing them for sale.

"Service operations technicians have the opportunity to continuously increase their technical expertise by working on a variety of vehicle makes and models," said Tyrone Payton, vice president of regional service operations. "We have some of the best work environments in the industry: well-equipped, climate-controlled facilities with state-of-the-art tools and technologies."

The CarMax Murfreesboro store is slated to open at the end of February and will be located at 3506 Manson Pike. CarMax currently has nine stores in the state of Tennessee, including stores in Nashville, Madison, and Franklin.
